     This is the last Will and Testament of me Arthur Tredway of Beaconsfield in the County of Bucks Cordwainer being of sound and disposing mind memory and understanding Praised be Almighty God for the same.

I give and bequeath unto my dear wife Susannah Tredway the Bed Bedstand and Bed furniture that we now use two chairs a table and a chest of drawers such as she may chose to select for her absolute use and benefit

I give devise and bequeath unto my dear children Ann Tredway and William Tredway All that my ffreehold messauge or tenement together with the Malthouse Cottage Shoemaker Shops and all the out buildings rights members and appurtenances to the same belonging situate in Beaconsfield aforesaid and my own occupation and all equity and right of occupation of and in the same and also all other my real Estate wheresoever situate and all and singular other my Personal Estate and effects whatsoever and wheresoever and of what nature duality sort or kind soever the same may consist at the time of my decease To hold the said real and personal Estates unto the said Ann Tredway and William Tredway their heirs executors administrators and assigns forever as Tenants in common according to the several natures and records of such estates respectively ____ nevertheless and I do hereby charge and make the same habit and to the payment of all my just debts funeral and testamentary expenses and likewise with and to the payment of one rear annuity or yearly sum of Twenty pounds of lawful British money two equal half yearly payments at Lady Day and Michaelinas day in each and every year unto my dear wife Susannah Tredway for and during the term of her natural life in case the said Ann Tredway and William Tredway or out of them do not ____ ____ clothe and maintain their mother Susannah Tredway for and during the term of her natural life or she the said Susannah Tredway shall be minded and desirous of leaving the house of the said Ann Tredway and William Tredway the first payment of Annuity to commence on such of the said days of payment as such shall next happen after the said Susannah Tredway shall have left the house or dwelling of her son and daughter or of such of them as she may be then living with and in case the said Annuity it shall become due shall not be paid within Twenty one days after the same is by this is my Will directed to be paid as aforesaid then I do invest my said wife with a power of distress and entry upon the said messauge and presents situated in Beaconsfield aforesaid to recover the arrears of the said Annuity as they become one in such and the same manner as Landlords are empowered to ____ and restrain for account arrear

And lastly I do nominate and appoint my said daughter Ann Tredway and son William Tredway Executrix and Executor of this my Will hereby revoking all former and other Wills by me at any time heretofore  made

In Witness whereof I have to this my said Will set and subscribed my hand and seal the Twenty fifth day of June in the year of Our Lord One thousand eight hundred and twenty four
