     Know all men by these presents that whereas Mrs. E B Carter decd late of the county of Carter & state of Tennessee did on the 17 day of April 1878 execute a Title Bond to John Treadway of the County and State aforesaid in which she bound herself to make or cause to be made of him a good warrantee deed for a certain tract of land lying in the 7th Civil district of said County containing by estimation one hundred and eight acres be the same more or less but conditioned on the payments by him of a note executed by him for the sum of seven hundred and eighty dollars that being the balance of purchase money due on said land he having paid down the sum of three hundred dollars  Now therefore in consideration of the sum of one thousand and eighty dollars paid by the said Jno Treadway the receipt of which is hereby acknowledged and I Wm B Carter Ex of the last will & Testament of Mrs E B Carter decd have this day bargained & sold & do by these presents bargain & sell and convey to the said Treadway his heirs and assigns forever said tract of land bound as follows

Beginning on a Post Oak corner to Jno Tredway & near the wagon road thence with the road South 70 West 38 poles to a small Spanish Oak thence south 11 west 68 poles to an ash pointers corner to B. F. Treadway thence with his line south 44 East fifty poles to a large rock corner to B F Treadway & Montgomery thence south 75 East 36 poles to a stak(e) corner to Montgomery thence north 86 East 18 poles to a rock formerly a white oak stump corner to Montgomery & Collins thence with Collins line Norh 22 East 116 poles to a stake on Grindstaff line and corner to Jno Treadway thence North 58 west 20 to a rock planed in the road in front of the house where Jno Treadway now lives thence North 66 west with Treadway line 12 poles to a stake in the road

thence North 45 west 19 poles to a stake corner to Treadway thence North 72 west 20 poles to a Stake in the road thence North 63 west 7 poles to the Beginning containing by estimation one hundred and eight acres be the same more or less to have and to hold the said tract of land to the said John Treadway his heirs and assigns forever I covenant that I am lawful seized of the said land and have a right to convey the same and I will forever defend the title to the same against the lawful claims of all persons whatsoever
