Know all men by these presents that we Holt J Treadway & Willie L Treadway Each of Shoreham in the county of Addison & state f Vermont for the consideration of three hundred & fifty eight dollars received to our full satisfaction of Joseph T Stickney of Shoreham in the county of Addison & state of Vermont do hereby give grant bargain sell convey & confirm unto the said Joseph T Stickney his heirs & assigns a certain piece of land lying & being in Shoreham in the county of Addison & state of Vermont & described as follows viz Bounded on the north by lands of E A Jennings Est & Simon Fair. On the eat by lands of E H Wooster. On the south by lands of V. Sanford & the highway leading from V Sanfords to E H Woosters On the west by Semon (sp) Fair. Being the same piece of land deed to us by J. T. Stickney Administrator of A B Treadway Est & containing about twenty eight acres of land To have & to hold the above granted premises with all the privileges & appurtenances thereof to the said Joseph T Stickney his heirs & assigns to his & their own use benefit & behoof forever And we the said Hold J. Treadway & Willie L Treadway for ourselves & our heirs executors & administrators do covenant with the said Joseph T Stickney his heirs & assigns that until the unsealing of these presents we are well seized in fee of the above granted premises that they are free from

all incumbrances except a mortgage given to C B Kendall & K W Merrit given to secure the payment of a certain promissory note given for the sum of three hundred & ninety five dollars dated Shoreham December 26th 1885 due two years from date & signed by Holt J Treadway & Willie L Treadway & we hereby engage to warrant & defend the same against all lawful claims whatever Provided nevertheless that if we the said Hold J Treadway & Willie L Treadway theirs (sp) heirs executors or administrators shall will & truly pay or cause to be paid to the said Joseph T Stickney his heirs & assigns the sum of three hundred & fifty dollars for value received due one day after date & signed by Holt J Treadway & Willie L Treadway according to the liner & effect of said note then this deed to be null & void otherwise to remain in full force & virtue
